Additionally, in most scenarios, the landlord's presence may also be required during the assessment.

1. Thorough inspection of gas and electrical appliances every 24 months to validate their optimal functionality. Gas safety assessments assume heightened importance given their potential link to gas poisoning – a hazard that can often remain concealed until it culminates in dire consequences.

2. In scenarios where an inspection has not transpired within the preceding 24 months or two years from the time a tenant commences occupancy, landlords or property managers must promptly schedule a professional electrical safety evaluation. These assessments are instrumental in mitigating the risk of electricity-related accidents.
